Understanding elastomeric coatings
Elastomeric coatings are usually made from acrylic or silicone and become highly elastic membranes after drying.
The two types of elastomeric coatings are:
- Water-based: Best used on metal or spray foam roofs that don’t have ponding water
- Solvent-based: Best used on low slope or flat roofs and have a better ponding water resistance
The advantages of elastomeric coatings are that they provide a watertight layer that expands and contracts with the roofing material and temperature.
Application of elastomeric coatings
Elastomeric coatings need a clean surface to adhere to. Remove debris, dust, or oils from the surface with a broom, vacuum, or high-pressure water. You can use tape to test cleanliness by placing a piece on the surface and seeing if any contaminants adhere to it.
It is best to apply elastomeric coatings with an airless spray. You can also use a brush or roller, but they require more than one coat.
Elastomeric coatings are compatible with metal, concrete, bitumen, modified bitumen, EPDM, and PUF roofs.
Maintenance and cost considerations
You can clean your elastomeric coating with a light-pressure wash for yearly maintenance. Elastomeric coatings are initially more expensive than other roof coatings but save you money over time because of fewer repairs and energy efficiency (with up to 20% reduced air conditioning costs).
