How long do EIFS last?
Exterior Insulation and Finish Systems, or EIFS, are continuous insulation for residential and commercial spaces. They are not load-bearing and consist of three light layers to give builders the aesthetic control they need while meeting modern building standards. But how safe are these products, and how long do they last?
EIFS have a poor reputation with some builders because, during the 90s, the material was trapping water and keeping it from escaping, which caused water damage issues to the structure of the buildings they covered. Since then, there have been adjustments to how the materials were applied, so water is directed away from the support structures of the buildings. Modern EIFS can be very cost-effective and beneficial when they are installed correctly.
How long should my Exterior Insulation and Finish System last?
When EIFS are correctly installed by professionals, they should last the lifetime of the building. However, for this to be the case, you must have two key things. The first is a proper installation. You should ensure your contractor has the proper certification and training before you allow them to install any EIFS on your new construction or remodel your property.
The second thing you need is regular checks of your EIFS. When problems are caught early, it is much easier (and cheaper) to fix them immediately. Because EIFS are so light and flexible, hail storms will often cause damage that is difficult for professionals to detect, let alone the layman. If the hail damage goes unnoticed for an extended period, the interior sheathing and building materials become saturated with water mold and can be completely destroyed. The time and cost to repair this is a significant inconvenience for tenets and building owners alike.
