Navigating exterior cleaning methodologies

Improper regular or non-thorough cleaning of commercial building exteriors hinders aesthetics and can lead to damage or structural issues. Here, we will explore some cleaning techniques for exterior building maintenance.jk

Identifying cleaning needs

First, you must assess the surface type and its durability to determine what type of cleaner will be safe and effective enough for its specific needs.

Then, you will want to determine the level of contamination. This will help you determine what cleaning method, tools, and equipment you will need.

Cleaning methods for different surfaces

  • Brick and stone cleaning -Some solutions are made for specific stains and brick colors. Start with the mildest detergent first, then work your way up as needed. Wet the masonry with a hose (not a high-pressure sprayer). Use a soft bristle brush along with the chosen cleaning solution. Don’t let it dry; rinse off after it is completed.
  • Wood cleaning – Use oxygen bleach and a long-handled soft-bristle brush. Alternatively, you can use a garden or pressure hose on a low setting with a washer reservoir. You may have to use a combination of the two methods.
  • Vinyl cleaning – Use a soft-bristle brush, soft cloth, or a pressure washer on a low setting with a cleaner reservoir. If you have mold or mildew, you will need to use a cleaning solution that will kill it. But keep in mind that what you use will end up on your lawn and may kill your grass.
  • Glass cleaning -Spray thoroughly with a glass cleaner, using paper towels or cloths to wipe away the cleaner. For heavy grime, you can use a window cleaning sponge and squeegee.
  • Metal surface cleaning – Begin with a soft wash pressure washer and cleaning solution. Then, use a scrub brush to clean the grooves. Finally, rinse off any cleaning solution. This method usually requires multiple applications.

Essential tools and equipment

  • Pressure washers – These come in different strengths – low-duty, medium-duty, heavy-duty, or commercial-duty. Most exterior cleaning can be done with a low-pressure washer.
  • Cleaning solutions and chemicals – They are available in a wide variety of strengths and applications. Make sure you read the application information and any warnings before you use them on your surface.
  • Brushes and scrubbers – Available in different sizes, lengths, and strengths, either by themselves or as attachments to hoses. Most exterior cleaning can be done with a soft bristle brush.
