Maintenance tips to preserve EIFS exteriors

Exterior Insulation and Finish Systems—better known as EIFS—combine energy efficiency, design flexibility, and weather protection in one elegant package. However, to get the long-term performance manufacturers promise, regular inspection and EIFS maintenance are essential. Without them, small cracks or moisture breaches can lead to costly repairs.

1. Schedule regular visual inspections

Because EIFS surfaces are continuous and seamless, even minor damage can allow water to get behind the system. Inspect exterior walls at least twice a year—typically in spring and fall—and after major storms or freeze–thaw cycles.

Look for:

  • Hairline cracks or impact damage
  • Discoloration or staining (a possible sign of moisture intrusion)
  • Sealant separation at joints or window perimeters
  • Bird or pest damage near rooflines and ledges

Catch issues early, document them with photos, and schedule repairs promptly.

2. Protect sealant joints and flashings

Sealant failure is the #1 source of EIFS leaks. Over time, ultraviolet light, temperature swings, and building movement can cause caulking to shrink or pull away from adjacent surfaces.

During inspections, check:

  • Joints at window and door frames
  • Terminations at roofs, decks, and grade lines
  • Expansion joints and transitions between materials

If sealants show cracking or separation, have a professional restoration team remove and replace them using compatible materials. Fresh, properly tooled sealants ensure the system remains watertight.

3. Keep the surface clean

EIFS finishes are durable, but they can accumulate airborne pollutants, algae, and mildew—especially on shaded or north-facing walls. Routine cleaning not only improves appearance but also prevents the growth of organic matter that can retain moisture.

Use these cleaning guidelines:

  • Rinse walls with low-pressure water—never use high-pressure power washing, as this can damage the finish coat.
  • For stubborn dirt, use a mild detergent solution and a soft-bristle brush.
  • Rinse thoroughly and allow to dry completely.

Avoid harsh solvents or bleach, as they can discolor or soften the acrylic finish.

4. Manage moisture around the building

Proper site drainage and roof maintenance are as important to EIFS performance as the cladding itself. Standing water, leaking downspouts, or clogged scuppers can saturate lower walls and compromise insulation.

Check that:

  • Gutters and downspouts discharge away from the building.
  • Irrigation systems do not spray directly on walls.
  • Grading slopes away from the foundation.
  • Roof flashings and expansion joints are in good repair.

A few minutes of preventative maintenance can prevent years of deterioration.

5. Address cracks and impact damage quickly

EIFS is somewhat flexible, but it can crack under structural movement or direct impact. When cracks appear, don’t just paint over them. Water intrusion behind the finish coat can lead to delamination, blistering, and even mold within wall cavities.

Professional repair typically involves:

  • Removing the damaged finish and base coat
  • Assessing and drying substrate conditions
  • Installing mesh and a fresh base coat
  • Applying a color-matched finish coat

Prompt repairs maintain both performance and visual uniformity.

6. Recoat aging surfaces

After 10–15 years, many EIFS exteriors benefit from a recoat or protective topcoat to refresh color and restore weather resistance. Modern coatings can add UV stability, resist dirt pickup, and extend service life.
